<br />2.5 The request would create two parcels, Parcel A and Parcel B. Parcel A will have a <br />width of 109 feet, a depth of approximately 365 feet, and a lot size of approximately <br />40,121 square feet in size. Parcel B will have a width 132 feet, a depth of <br />approximately 365 feet, and a lot size of approximately 45,160 square feet. <br /> <br />3.0 Staff Findings & Conditions <br /> <br />3.1 The two proposed lots will meet the dimension and area requirements for new lots created <br />within Rl, Single Family residential District. <br /> <br />3.2 A revised survey shall be presented to staff for approval, indicating all existing site <br />conditions, including sanitary sewer and watermain. <br /> <br />3.3 The two lot minor subdivision shall be recorded within 60 days from the approval of the <br />City Council. <br /> <br />3.4 Detailed grading plans with building slab elevation and drainage direction for Parcel A <br />shall be submitted to the City Engineer for review and approval prior to building permit <br />Issuance. <br /> <br />3.5 A five (5) foot wide utility and drainage easement shall be provided adjacent to all <br />property lines on both parcels. Said easements shall be reviewed and approved by the <br />City Engineer prior to recording. <br /> <br />3.6 Cash will be accepted in lieu of parkland dedication. The dedication fee is $500.00 for <br />the newly created lot (parcel A), to be collected prior to issuance of a building permit. <br /> <br />3.7 New sewer and water service is required for the new lot, which location shall be approved <br />by the City Engineer. A new sewer availability charge (SAC) will be placed on the <br />newly created lot and collected with the building permit. <br /> <br />3.8 A private easement for the existing watermain and/or sanitary sewer that crosses over the <br />property line (Parcel B to Parcel A) shall be created to protect the interest of the property <br />owners or the services can be relocated without the need for a private easement. <br /> <br />3.9 Parcel A shall share the existing public access on to Acorn Road with Parcel B. The <br />driveway for Parcel A shall be located a minimum of five (5) feet from the property line, <br />with the connection being made within City right-of-way.
