For the purpose of this zoning code, the city is hereby organized into <br />the following districts: <br /> <br />Residential Districts: <br /> <br />1. R-1 SinQle-Familv Residence District. <br /> <br />The R-1 District is designed to be the most restrictive of the residential districts. The <br />intent is to provide for a residential environment of predominantly low to moderate density <br />one-family detached residential structures along with other residentially related facilities <br />that serve the residents in the district or local neighborhood. The net housing density <br />within the district ranges from 1,5 to 4.0 units per acre of developable land with a <br />minimum lot size of 11,000 square feet. The R-1 District is intended for those areas <br />designated as LR, Low Density Residential areas in the Comprehensive Plan, <br /> <br />2, R-2 Two Familv Residence District. <br /> <br />The R-2 district is designed to predominantly consist of a mix of one and two family <br />attached residential structures along with other residentially related facilities, The net <br />housing density within the district ranges from 4.0 to 8,0 units per acre of developable <br />land with a minimum lot size of 11,000 square feet. The minimum lot area per dwelling <br />unit is 5,500 square feet. The R-2 District is intended for those areas designated as LR <br />Low Density Residential areas or MR Medium Density Residential areas within the <br />Comprehensive Plan, <br /> <br />3. R-3 General Residence District. <br /> <br />The R-3 district is designed to consist of predominantly multiple family residential <br />structures along with other residentially related facilities and uses, generally serving as <br />residential zones of transition between non-residential uses or public facilities and low to <br />moderate density single or two-family districts. The net housing density within the district <br />ranges from 10.0 to 22.0 units per acre of developable land and a minimum lot area of <br />2,800 square feet per unit for two (or more) bedroom dwelling units. The minimum lot <br />size is 11,000 square feet and the maximum building height is three stories, The R-3 <br />District is intended for those areas designated as MR Medium Density Residential areas., <br />or HR High Density Residential areas within the Comprehensive Plan, <br /> <br />4. R-3A Multi-Familv Residence District (Three to Twentv Four units). <br /> <br />The R-3A district is designed to be a multi-family district consisting predominantly of <br />buildings three stories and 24 units or less, similarly located as those in an R-3 district. <br />The net housing density within the district ranges from 10,0 to 30.0 units per acre of <br />developable land and a minimum lot area of 2,800 square feet per two (or more) <br />bedroom dwelling units. The minimum lot size is 11,000 square feet. The height limits is <br />3 stories or 30 feet, whichever is less. The maximum number of units in the structure as <br />well as the height of the structure may be exceeded by issuance of a conditional use <br />permit.
