R-4 Three and Four Familv Residence District. <br /> <br />The R-4 district is designed to be a multi-family district predominantly for buildings of <br />three to four units, with a maximum two-story height. The minimum lot size is 15,000 <br />square feet. The net housing density within the district ranges from 8,0 to 12.0 units per <br />acre of developable land, The R-4 District is intended for those areas designated as MR, <br />Medium Density Residential areas within the Comprehensive Plan. <br /> <br />6. R-5 Three to Eiqht Familv Residence District. <br /> <br />The R-5 district is designed to be a multi-family district predominantly for buildings of <br />three to eight units, with a maximum two-story height. The net housing density within the <br />district of up to 8 units per acre of developable land. The minimum lot area is 15,000 <br />square feet for up to 4 units per structure, after which each additional unit requires an <br />additional 3,000 square feet of minimum lot area. The R-5 District is intended for those <br />areas designated as MR Medium Density Residential areas, or HR High Density <br />Residential areas within the Comprehensive Plan. <br /> <br />7, R-6 Townhouse District <br /> <br />The R-6 district is designed to be a common wall attached housing district with 2 story <br />townhomes or rowhouses to be the predominate design type of housing. The maximum <br />height is two-stories. Each unit must have a separate entry and exit. The net housing <br />density within the district is 11 units per acre of developable land and a minimum lot area <br />of 4,000 square feet per unit. No more than 8 dwelling units may be constructed within <br />one structure. The R-6 District is intended for those areas designated as MR Medium <br />Density Residential areas, or HR High Density Residential areas, within the <br />Comprehensive Plan. <br /> <br />8, R-7 Apartment Park District <br /> <br />The R-7 district is designed to be a multi-family district for large sites of predominately <br />high-density buildings and apartment complexes of more than 24 units, There is no <br />maximum height. The net housing density within the district varies depending upon the <br />height and number of bedrooms per unit. There is only one existing R-7 development in <br />Roseville, It has 360 units on 21.4 acres (approximately 17 units per acre), The minimum <br />lot area is 20,000 square feet. The R-7 District is intended for those areas designated as <br />HR High Density Residential areas within the Comprehensive Plan. <br /> <br />9. R-8 Mobile Home District <br /> <br />The R-8 district is designed for the operation of a mobile home park. New parks or <br />expansion of an existing park must be within an R-8 zone. A mobile home park may have <br />a density of up to 8 units per acre with a minimum lot size of 5,000 square feet. There is <br />only one existing mobile home park in Roseville. It is considered a pre-existing use, It has <br />108 units on 9 acres (approximately 12 units per acre).
