<br />Business Districts <br /> <br />1, B-1 Limited Business District <br /> <br />The B-1 Limited Business District is designed to provide a limited range of office or <br />professional service needs at the periphery of residential neighborhoods or integrated <br />with residential uses. Because of compatibility factors adjacent to residential uses, other <br />non-retail uses may be permitted only with a conditional use permit. The B-1 Limited <br />Business District is intended for areas designated as B Business, or LB Limited Business, <br />areas in the Comprehensive Plan. <br /> <br />2, B-1 B Limited Retail Business District <br /> <br />The B-1 B Limited Retail Business District is designed for community medical or office <br />needs and may be located within 400 feet of a state or federal highway and may include <br />limited retail over 10,000 s.t., as well as restaurants over 5,000 s.f, and hotels and <br />motels, When adjacent to residential uses or more than 400 feet from a state or federal <br />highway, certain retail, public meeting, and other uses may be permitted by conditional <br />use permit. The B-1 B Limited Retail Business District is intended for certain areas <br />designated as B Business, or LB Limited Business, areas in the Comprehensive Plan. <br /> <br />3. B-2 Retail Business <br /> <br />The B-2 Retail Business District is designed for general retail uses in individual buildings <br />or strip centers which face and front on a state or county minor arterial. The B-2 Retail <br />Business District is intended for certain areas designated as B Business area in the <br />Comprehensive Plan. <br /> <br />4, B-3 General Business <br /> <br />The B-3 General Business District is designed for general retail uses in individual <br />buildings or strip centers which face and front on a state or county minor arterial. It allows <br />for larger indoor and exterior sales and fast food sales than the B-2 Business District. The <br />B-3 General Business District is intended for certain areas designated as B Business <br />area in the Comprehensive Plan. <br /> <br />5. B-4 Retail Office Service <br /> <br />The B-4 Retail Office Service District is designed to provide a limited mix of land uses, <br />made compatible through controls and high quality standards, to facilitate more intensive, <br />larger, and higher valued development and redevelopment areas for the regional market. <br />This district allows opportunities to integrate high quality offices, hotels, restaurants, retail <br />uses and selected office and manufacturing uses visible from federal or state arterial <br />roads or from county minor arterial roads. The B-4 Retail Office Service District is <br />intended for certain areas designated as B Business area in the Comprehensive Plan. <br /> <br />Note: There is no B-5 District <br /> <br />6. B-6 Office Park <br /> <br />The B-6 Office Park District is designed to provide a high quality office, clinic, hotel, and <br />research complex with multiple stories. Because the intent is to create tall and dense <br />office towers, there is no height limit in this district.
