<br />Setback reQuirements for parking and loading facilities in a commercial district adiacent to: <br />~ R-l, R-2, 1-1: 20 ft <br />~ R-3, R-4, R-5, B-1, B-2, B-3: 10 ft. <br /> <br />Number of parking spaces reQuired <br />Shopping Centers <br />~ Regional: 5.5 spaces/l,OOO sf. of gross area <br />~ Neighborhood or community: 4.5 spaces/l,OOO sf. of gross area <br />~ Parking demand for theaters or restaurants located within the center will be added to the above figures <br />based upon their respective requirements. <br /> <br />Loading and unloading <br />~ Any use which the city believes requires the provision of designated spaces for the loading, unloading <br />or parking of trucks or semi-trailers must provide such spaces and maneuvering area in the number <br />and configuration deemed necessary in order to prevent interference with the use of the public. right of <br />way and with vehicles entering onto or exiting from the public right-of-way. <br />~ Spaces cannot be located on a street side of any building, or if so located, must provide screening <br />deemed adequate by the city. <br />~ Spaces and associated maneuvering area must be at least 50 feet from the property line of any . <br />property zoned for or designated in the comprehensive plan as residential. <br />~ No trucks can be parked in areas other than those designated for such on the approved site plan. <br /> <br />TRAFFIC STUDIES <br />The City may require a traffic analysis to be prepared by a registered traffic engineer approved by the city <br />to assess potential traffic impacts on local streets and highways. If impacts on service levels of roadways <br />and intersections is anticipated, the project will be approved only contingent upon a traffic management <br />plan that adequately mitigates those impacts.
