<br />Plymouth Station (97186), <br />February 25, 1998 <br />Page 2 <br /> <br />() <br /> <br />a) All building materials shall be of high quality and constructed of durable <br />materials. Major exterior surfaces of all walls shall be face brick, stone, <br />glass, stucco, or decorative block. Painted block is prohibited. <br /> <br />b) Building colors shall be harmonious throughout the development. Bright, <br />long, continuous bands of color are prohibited. Bright or brilliant colors <br />and sharply contrasting colors may be used only for accent purposes and <br />shall not exceed five (5) percent of the wall area. <br /> <br />c) All roof mounted equipment shall be screened by parapet or roof forms. <br />Wood and metal ~nclosures shall be prohibited. Ground mounted equipment <br />. must be screened by walls designed and located so to be aesthetically <br />harmonious and compatible with the building. Materials for screening walls <br />shall be of the same materials as the primary structure. <br /> <br />d) The buildings shall have varied and interesting detailing. The use of large <br />unadorned walls unrelieved by architectural detailing, such as change in <br />materials, change in color, offsets, or other significant visual relief provided <br />in a manner or at intervals in keeping with the size, mass, and scale of the <br />wall and its views from public rights-of-way shall be prohibited. <br /> <br />e) Trash and recycling storage areas shall be designed internal to the principal <br />building, except for the grocery store which may have an external trash <br />compactor provided it is screened from view of adjacent properties and the <br />public right-of-way. <br /> <br />f) All building elevations shall receive nearly equal treatment and visual <br />qualities. <br /> <br />g) Sloped roof elements shall be incorporated in all structures. Roof accents <br />such as cupolas, belfries, dormers, gables, etc., shall be incorporated to <br />provide visual relief from large pitched roof areas and to help reduce the <br />apparent bulk of large buildings. <br /> <br />h) Uniform shingles and/or roofmg materials shall be used throughout the <br />development. Roof elements and materials consisting of bright or <br />contrasting colors shall be prohibited. <br /> <br />4. The permitted uses in the PUD shall include any permitted, accessory, <br />conditional or interim uses allowed in the C-I and C-2 districts and a grocery <br />superstore not exceeding 65,000 square feet. In addition, the following uses <br />shall be permitted in the PUD provided they do not exceed 10,000 square feet <br />
