What is the process for effective trash handling and clean up of <br />on-site debris? <br /> <br />K What is the most effective center buffers, landscaping, and <br />screening of operations from residential. areas? <br /> <br />1. What are the building design and materials and how do they <br />adapt to the center and surrounding area? <br /> <br />M. What are the review, hearing, and permit processes used within <br />shopping center districts and how effective are they? <br /> <br />N. What are the collaborative efforts and incentives used for better, <br />more flexible designs compatible with residential areas? <br /> <br />O. What models are there for working with adjacent residential <br />areas? <br /> <br />P. What is the affect on residential property values based upon <br />being adjacent to shopping centers and/or 24-hour operations? <br /> <br />A comparisons of the centers and the impacts they have on their residential areas will <br />be developed which will include a report on which appear to be most successful in <br />mitigating impacts on residential areas and why. The findings will be discussed with <br />existing center owners andlor managers to determine if additional study or comment <br />should be added. <br /> <br />After review of these findings with the Planning Commission and City Council at public <br />meetings, additional findings by the Council and Planning Commission will be <br />incorporated into the report. Council approval of the report will be sought before <br />proceeding to the next step. <br /> <br />Based on the approved report, the staff will work with the city attorney and city <br />departments to prepare proposed amendments to the City Code that incorporates the <br />regulatory and development standards.
