(PF3182) <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Joel & Phyllis Dillner are requesting approval of a three (3) lot minor subdivision that <br />would divide the existing parcel located at 2121 County Road "B" West into three (3) <br />residential lots. <br /> <br />1.2 The Dillner property is located at the northeast corner of County Road "B" West and <br />Acorn Road. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Joel & Phyllis Dillner are requesting a minor subdivision to create three (3) parcels out of <br />the existing large single parcel, meeting or exceeding the minimum standards of the R-l <br />Single Family Residential District. No new street or utility construction is necessary to <br />serve the proposed division. Sewer and water laterals, utility easements, and curb cuts <br />(driveway access aprons) will be necessary. <br /> <br />2.2 The parcel lies in a Single Family Residential zoning district (R-l), has a width of380 <br />feet along County Road "B" West, a depth of approximately 190 feet and is 72,200 <br />square feet in size. Single family homes lie to the north, east, and west and Midland Hills <br />Country Club lies to the south. The parcel accesses County Road "B" West. <br /> <br />2.3 The request would create three (3) parcels, Parcel A, Parcel B, and Parcel C. Parcel A <br />will have a width of 120 feet, a depth of 190 feet, and a lot size of22,800 square feet. <br />Parcel B will have a width 150 feet, a depth of approximately 190 feet, and a lot size of <br />28,500 square feet. Parcel B will also include the existing Dillner residence. Parcel C <br />will have a width of 110 feet, a depth of 190 feet, and a lot size of 20,900 square feet. <br /> <br />2.4 The lot sizes of those parcels along Acorn Road are fairly large in size (250 feet x 330 <br />feet). The lots along County Road "B" generally have a width of98 feet to 108 feet and a <br />depth of 150 feet to 240 feet. <br /> <br />RCA (OllOOO)Page 1 of3 <br />
