<br />.:'1 <br /> <br />",' <br /> <br />February 15, 2000 <br /> <br />Ms. Claudette Denesen <br />Ramsey County Property Records & Revenue <br />50 West Kellogg Boulevard <br />Saint Paul, MN 551102 <br /> <br />RE: Acceptable combination o/two lots located at 1323 Burke Avenue, Roseville. <br /> <br />Dear Ms. Denesen: <br /> <br />The City of Roseville has been working with Mr. Tom Coil to accommodate his proposal <br />of creating an additional single family residential lot at 1323 Burke Avenue. <br /> <br />The history of this parcel, Lots 16 - 20, Block 2, Midway Hills Rearrangement of Como <br />Garden Lots, dates back to before 1952. However, the exact approval date this <br />subdivision is a mystery. The City is unable to locate the initial subdivision file and <br />corresponding date. <br /> <br />The City of Roseville has determined Midway I-Ii Us Rearrangement of Como Garden <br />Lots to be a legal plat of record. This status would allow certain lots to be combined <br />under the requirements of the Roseville City Code. Section 1012.0lC of the Roseville <br />Zoning Ordinance states: <br /> <br />Contiguous Vacant Lots: Where two (2) or more contiguous vacant lots are held <br />in single ownership within a subdivision which was duly recorded prior to May <br />21, 1959, which lots are individually not of the required minimum area or width <br />for the district in which they are situated, no special exceptions shall be required <br />for the issuance of building permits provided that such lots shall be developed in <br />groups or fractions of groups, as single lots, to provide the minimum lot frontage <br />and area required for each structure. The purpose of this provision is to permit <br />utilization of isolated recorded lots which lack adequate width or area so long as <br />reasonable living standards can be provided and to widen substandard-sized <br />vacant lots wherever practicable so that they will be in harmony with the existing <br />or projected character of the neighborhood in which they are situated.
