<br />.,.. <br /> <br />Further, Section lOl2.0lB of the Roseville Zoning Ordinance states: <br /> <br />Space For Lots For Dwellings: A platted lot or parcel ofland ofrecord on May <br />21, 1959, which does not meet the requirements of this Code as to area, width or <br />open space may be utilized for single-family detached dwelling purposes provided <br />the measurements of such area, width or open space are within seventy percent <br />(70%) of the requirements of this Code. Such existing lots that fall within seventy <br />percent (70%) of the requirements shall be permitted to have side yard setbacks in <br />the same proportion as the lot width bears to the width required in Section <br />1004.02D or where the neighborhood in which said lot or parcel is located has <br />been substantially developed with five foot (5') side yard setbacks, the side yard <br />setback shall be five feet (5'). (Ord. 371, 5-28-1962) <br /> <br />Staff interprets the code to allow the combination of two of the five existing platted lots <br />of record. This allowance does not require the property owner (Tom Coil) to receive any <br />special approvals from the city. The combination of the two lots, Lot 19 and Lot 20, <br />Block 2, Midway Hills Rearrangement of Como Garden Lots is consistent with the <br />Roseville Zoning Ordinance. <br /> <br />Given our determination, the City of Roseville requests, on behalf of the property owner, <br />Mr. Tom Coil, Ramsey County Property Records and Revenue assign a new PID number <br />for Lots 19 and 20, Block 2, Midway Hills Rearrangement of Como Garden Lots. This <br />new PID number will have the effect of creating a separate tax parcel and a vacant <br />developable residential parcel. Both outcomes will allow Mr. Coil to proceed with the <br />development of a single family home on these two lots, while affording the existing home <br />three lots that are consistent with Roseville's City Code. <br /> <br />Thank you for your consideration on this matter.
