<br />February 2, 2000 <br /> <br />Mr. Tom Coil <br />1289 Garden Avenue <br />Roseville, MN 55113 <br /> <br />RE: 1323 Burke Avenue [PF3184] <br /> <br />Dear Mr. Coil: <br /> <br />After further review of your survey, staff has determined that further subdivision of the <br />five lots, existing on or before May 21, 1959, when combined into two parcels are both to <br />be considered buildable lots as stipulated in Section 1012.01A and B of the City Code. A <br />building permit can be issued for each of these parcels without further land use hearings. <br />You will want to register these two parcels as separate tax parcels with Ramsey County's <br />Property Records Department. <br /> <br />Further, the five (5) foot side yard setback along the east wall of the existing structure is <br />considered adequate to meet the setbacks required when originally platted and therefore <br />is applicable on these two parcels. No variances are necessary at this time. <br /> <br />The existing detached garage on the site becomes non-conforming when left on a parcel <br />without a principle structure.
