<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />DATE: 05/12/99 <br />ITEM NO: 6(a) <br /> <br />Agenda Section: <br />PUBLIC HEARINGS <br /> <br />Tom Coil, Old Town Builders, request for consideration of a lot width <br />variance and a minor subdivision for property located at 1323 Burke Avenue. <br />(PF3184) <br /> <br />Manager Approved: <br /> <br />Department Approval: <br /> <br />Item Description: <br /> <br />1.0 REQUESTED ACTION 1tJc..lzefJ '32~ ~ ~ <br /> <br />1.1 Tom Coil is requesting a variance from S ~ 1004.02(D) of the City Code to reduce <br />the width of a single family residentiallo~~: the required 85 feet to 84.5 feet or a Y2 <br />foot variance. <br /> <br />1.2 The variance is being requested in conjunction with a Minor Subdivision that would <br />divide the large existing parcel located at 1323 Burke Avenue into two residential lots. <br />One lot would contain the existing home and the second lot would allow construction of a <br />single family residence. <br /> <br />2.0 REVIEW of REQUEST <br /> <br />2.1 Mr. Coil has a purchase agreement for the current home and parcel located at 1323 Burke <br />Avenue. The property is zoned R-l, Single Family Residential, and the Comprehensive <br />Plan identifies the property as Low Density Residential. Properties located to the west, <br />east, and south are developed with single family homes and are zoned Single Family <br />Residential (R-l). The property located to the north is developed with commercial uses <br />and is zoned General Business District (B-3). <br /> <br />2.2 The existing parcel located at 1323 Burke Avenue consists of five (5) residential lots (Lot <br />16 through 20, Block 2, Midway Hills Rearrangement of Como Garden Lots), a single <br />family residential home, and a detached garage. The parcel has an overall width of <br />196.23 feet and a depth of 133.6 feet encompassing 26,217 square feet. <br /> <br />2.3 The request for a variance is attributed to the required side yard setback between the <br />existing home (five (5) feet) and the property line proposed on the east. Placing the <br />property line at the required five (5) foot setback location leaves a remaining 84.5 feet of <br />width, Y2 a foot short of the required interior lot width of 85 feet. <br /> <br />2.4 The proposal by Mr. Coil creates two (2) parcels. Parcel "A", situated at the comer of <br />Hamline Avenue and Burke Avenue, will have a depth of 133.60 feet, a width of 111.71 <br />feet, and containing 14,928 square feet. Parcel "B", situated along Burke Avenue, has a <br />depth of 133.60 feet, a width of 84.5 feet, and containing 11,289 square feet. <br /> <br />PF3184 - RPCA (02/09/00) - Page 1 of 3 <br />
