<br />Proposed Redevelopment <br />2211 West County Road C-2 <br /> <br />Initial Proposal <br /> <br />This proposed redevelopment on the west side of Roseville covers 4.2 <br />acres located on the northwest corner of West County Road C-2 and <br />Partridge Road. ( Exhibit I) This acreage, containing lots 2217,2207 and <br />2211, will be cleared of all but two existing structures as shown in Exhibit <br />II. The remaining buildings (two) will be significantly rebuilt and expanded <br />from their present square footage of 8,800 square feet to a total of 38,624 <br />square feet. (Exhibits III through VI). The construction cost of the new <br />building is estimated as $ 1,900,000. <br /> <br />The owner of this land is Mr. James Trapp who has committed to <br />developing the site for the existing and new tenants. At this stage, an <br />architect and contractor has not been chosen. <br /> <br />As a part of this redevelopment, it is proposed that the three parcels be <br />combined as one and zoned appropriately for the use being intended. The <br />two major tenants of the building will be Boater's Outlet and Complete <br />Mobility Systems, Inc. <br /> <br />Boater's Outlet, a retailer of boats, will continue as an occupant of the <br />site and requires a significant amount of outside storage. This storage is <br />presently on the western half of the property, which is under easement from <br />NSP. <br /> <br />Complete Mobility Systems, a tenant in Roseville for nearly eleven <br />years and presently occupying a 8,300 square foot site in the Twin Lakes <br />Development on West County Road C, will be the major occupant of the <br />redeveloped site. The company is represented by Landmark Partners which <br />is responsible for bringing the development proposal to MrTrapp. As a <br />licensed new vehicle dealer, selling, building and servicing accessible <br />
