<br />vehicles, Complete Mobility Systems, Inc. will require a conditional use <br />permit to allow relocation to this site. The site provides this tenant the space <br />necessary for its growth and for outside display and storage of accessible <br />vehicles. <br /> <br />Mr. Trapp is interested in obtaining from the city of Roseville and <br />other sources tax abatements and land cleanup funds to assist financially in <br />the redevelopment of this property. Although it is believed that the site is <br />cleared of petrochemical or other contaminants, some assistance may be <br />required if contaminants are found. It is known that it was the site of a pig <br />farm years ago and that there is pig excrement under a building slab that will <br />necessitate removal. <br /> <br />The proposed building plan is to use the existing structures that <br />presently house the Boater's Outlet and the truck wash. Both structures are <br />being proposed for expansion to the east toward Partridge road by 14 and 10 <br />feet respectively. This expansion will bring the building to the required 40 <br />feet setback. With this expansion, the entire elevation facing Partridge will <br />be redone. It is proposed that the facing will be a combination of attractively <br />color-impregnated block and matching stucco. The same theme will be <br />carried out on the elevation facing West County Road C-2 to the south. <br />(Exhibit V) <br /> <br />The new structure of 38,624 square feet will occupy approximately 18 <br />% of the land available in the three lots. Approximately, 1.5 acres will <br />remain open on the western half for the fenced storage of boats and vehicles. <br />The new structure will be built on the north portion of the eastern half of the <br />property to provide room for customer parking in front of the two retail <br />establishments (Boater's Outlet and Complete Mobility Systems, Inc.) <br />Accessible vehicle display is also being considered in front of and south of <br />the building on West County Road C-2. Attractive landscaping will be <br />placed on both the eastern and southern edges of the property to enhance <br />Partridge and West County Road C-2 views. <br />
