<br />The proposed building plan is to use the existing structures that presently house the <br />Boater's Outlet and the Cleanco Truck Wash. Both structures are being proposed for <br />expansion to the West by 100 feet and 30 feet respectively. A new truck dock servicing <br />Complete Mobility Systems will be located on the East side within the 40 feet required <br />setback. With this expansion, the entire building elevations facing Partridge Road and <br />County Road C will be redone. It is proposed that the new wall facing will be primarily <br />textured precast concrete panels and matching stucco as required. The entrances into the <br />businesses will be accented with full-height glass display windows and colored metal <br />standing seam roofs. The building will be one level, 24 feet in height. <br /> <br />The new structure of 36,746 square feet will occupy approximately 20 percent of the <br />land available in the three lots. Approximately 1.5 acres will remain open on the Western <br />half of the site for the fenced storage of boats and vehicles. The new structure will be <br />built on the North portion of the Eastern half of the property to provide room for <br />customer parking in front of the two retail establishments (Boater's Outlet and Complete <br />Mobility Systems, Inc.) Accessible vehicle display is also being considered in front of <br />and South ofthe building on West County Road C. On the East side of the building <br />approximately 4,704 square feet would be constructed for a future tenant. <br /> <br />Attractive landscaping will be placed on both the Eastern and Southern edges of the <br />property to enhance the existing landscaping on Partridge Road and County Road C-2 <br />views. Additional spruce trees will be located to the East to screen the new truck dock <br />from Partridge Road. <br />
