<br />James Trapp Commercial Redevelopment <br />2211 West County Road C-2 <br />Roseville, Minnesota <br />May 2, 2000 <br /> <br />Site Plan Narrative <br /> <br />The proposed commercial redevelopment in the City of Roseville covers 4.2 acres and <br />is located on the Northwest corner of West County Road C-2 and Partridge Road. This <br />acreage, containing lots 2217, 2207, and 2211, will be cleared of all but two existing <br />structures as shown on the site plan. The remaining buildings (two) will be significantly <br />rebuilt and expanded from their present square footage of 8,800 square feet to a total of <br />36,746 square feet. The construction cost of the new building is estimated at $1,900,000. <br /> <br />The owner of the land is Mr. James Trapp who has committed to developing the site <br />for the existing and new tenants. Richard Fischer Architects has been retained as the <br />architect for the project. A general contractor has not yet been selected. <br /> <br />As a part of this redevelopment, it is proposed that the three parcels be combined as <br />one and zoned appropriately for the use being intended. The two major tenants of the <br />building will be Boater's Outlet and Complete Mobility Systems, Inc. <br /> <br />Boater's Outlet, a retailer of boats, will continue as an occupant of the site and <br />requires a significant amount of outside storage. This storage is presently on the Western <br />half of the property, which is under easement from Northern States Power Company. <br /> <br />Complete Mobility Systems, a tenant of Roseville for nearly eleven years and <br />presently occupying an 8,300 square foot site in the Twin Lakes Development on West. <br />County Road C, will be the major occupant of the redeveloped site. The company is <br />represented by Landmark Partners which is responsible for bringing the development <br />proposal to Mr. Trapp. As a licensed new vehicle dealer, selling building and servicing <br />accessible vehicles, Complete Mobility Systems, Inc. will require a conditional use <br />permit to allow relocation to this site. The site provides this tenant the space necessary <br />for its growth and for outside display and storage of accessible vehicles. <br /> <br />Mr. Trapp is interested in obtaining from the City of Roseville and other sources tax <br />abatements and land cleanup funds to assist financially in the redevelopment of this <br />property. Although it is believed that the site is cleared of petrochemical or other <br />contaminants, some assistance may be required if contaminants are found. It is known <br />that it was the site of a pig farm years ago and that there is pig excrement under a <br />building slab that will necessitate removal. <br />
