BY AMENDING LANGUAGE WHICH REGULATES <br />6 LOT COVERAGE. FLOOR AREA RATIO. AND BUILDING HEIGHT FOR <br />7 STRUCTURES WHEN PLACED IN A SHOPPING CENTER DISTRICT <br />8 <br />9 THE CITY OF ROSEVILLE ORDAINS: <br />10 <br />11 SECTION 1. Purpose. The Roseville City Code. Title 10. Section 1006. is hereby <br />12 amended by adding or revising language necessary to provide clarified and additional <br />13 regulation regarding buildings within the shopping center districts. The purpose of this <br />14 ordinance is to provide regulation consistent with the City Comprehensive Plan. that <br />15 allows shopping center to utilize existing parcels of land efficiently and to expand <br />16 vertically without need for further zoning encroachments into adiacent residential areas, <br />17 <br />18 SECTION 2. Section 1002.01 (Definitions) is hereby amended as follows: <br />19 <br />20 LOT AREA: The "Master Planned" lot area includes the main structure. all <br />21 outlots. non-buildable pond. landscaping. setback. and buffer areas; all principle <br />22 commercial structures or accessory structures; and accessory parking and parking <br />23 structures within the legal description(s) of the site. The lot area must be defined <br />24 within a boundary survey completed by a state registered land surveyor. The <br />25 boundary survey must also include the square footage of all building footprints <br />26 and the lot area in square footage. Only lot area directly usable for the <br />27 principle uses and outbuildin2s is defined as developable; public access and <br />28 road-right-of-way easements. exceptions. or road right-of-way dedications are not <br />29 considered part of developable lot area. <br /> <br />30 SECTION 3. Section 1006 (Shopping Centers) is hereby amended as follows: <br /> <br />31 1006.01: ESTABLISHMENT: <br /> <br />32 In order to provide for modem retail sales and service facilities of integrated <br />33 design in appropriate locations, the S-C Shopping Center District is established. It <br />34 is intended that development within a shopping center district be designed and <br />35 developed as an integrated unit according to an overall plan showing all existing <br />36 buildings and site improvements on the site. as of January 1. 2000. or as amended <br />37 and approved by the City thereafter.
