Purpose: The purpose of this ordinance is to update and clarify the City's <br />regulations regarding accessory structure in residential districts. The intent of the amendments <br />provides clear and concise .......... <br /> <br />Section 2. Findings: In considering the amendments, the City Council made the <br />following findings: <br /> <br />Section 3. Amendments: Section 1004.01A is hereby amended by adding and deleting <br />the following text: <br /> <br />A. Accessory Buildings In Residential Districts: <br /> <br />1. Number Allowed: Each residentially zoned or used parcel shall be allowed one <br />accessory building and one storage/tooVgarden shed. <br /> <br />2. Location: No accessory building shall be erected or located within any front yard. <br />L^1ccessory buildings shall be located behind the established front bl:liIaiRg line of the <br />principal structure, except for through lots and lakeshore lots. Accessory buildings on <br />through lots and lakeshore lots may be located between the roadway and the principal <br />struemre, provided said accessory building meets the required from yard setbaelc fer the <br />district in which it is loeated. Size Limits: The size of an accessory building shall be <br />limited to forty percent (40%) of a required rear yard area, up to a maximum size of eight <br />hundred sixty four (864) square feet. The one allowable storage/tool/garden shed shall <br />not be included in this area or coverage requirements, provided said storage/tooVgarden <br />shed does not exceed one hundred twenty (120) square feet in area. If an existing <br />storage/tool/garden shed exceeds one hundred twenty (120) square feet in area, that <br />portion of the building over one hundred twenty (120) square feet shall be included in the <br />area and coverage requirements for an accessory building. (Rear yard is defined in <br />Section 1002.02 of this Title as that portion of the yard on the same lot with the priRcipal <br />building, located betvleen the rear building line as specified in the yard regulations for the <br />district in which such lot is located and the rear lot line and extending the full wieth of <br />the lot.) The 40% rear yard limitation is calculated by taking the width of the subiect lot <br />and multiplying it by the rear setback depth or 30 (feet). then multiplying that number by <br />.4 or 40%. <br />
