<br />DEVELOPMENT REVIEW GUIDELINES & PROCEDURES <br /> <br />H. Approved and Referred to the City Council, Pending Additional or <br />Revised Submittals: Sometimes items are approved and referred to the <br />City Council, pending the revision of portions of the proposal, the <br />submittal of additional information, or plan revisions to be approved by <br />staff. When this occurs, it is the applicant's responsibility to submit all <br />revisions to the necessary plans and information one week prior to the City <br />Council meeting. If the Development Review Committee determines that <br />the revised information needs more detailed review or if the deadline is <br />not met, the item will not be considered at the next City Council meeting. <br /> <br />I. Continued by the Planning Commission, Pending Submission of <br />Additional Information or Revisions in the Proposal: Items may be <br />continued by the Planning Commission with the concurrence of the <br />applicant, pending the submittal of additional information or the revision <br />of portions of a project. In this case, it is the responsibility of the <br />applicant to make all of the necessary submittals no later than two weeks <br />prior to the next Planning Commission meeting. <br /> <br />J. Recommend Denial as Presented, Referred to the City Council. Items <br />automatically go to the City Council with the Planning Commission's <br />recommendation of approval or denial. If the Planning Commission's <br />recommendation is for denial, the Community Development Director will <br />be called upon to introduce the item and summarize the Planning <br />Commission's findings that led to that recommendation. The applicants <br />will then be given an opportunity to present their case to the City Council. <br /> <br />A list of required submittals for each type of proposal is attached to the <br />application. If additional information is needed or requested, the applicant must <br />supply the City with the information so that a thorough review of the project can <br />be accomplished. <br /> <br />22. Issuance of Building Permits: <br /> <br />Building permits may be applied for following approval by the City Council. <br /> <br />Page 14 of 14 <br />
