Purpose. The purpose of this Ordinance is to amend Section lUtHOJ(.-\) of <br />the City Code to update and clarify the City's regulations regarding the number. size. location. <br />height. and appearance of accessory buildings in residential zoning districts. lhe in(l'nt of t Iw <br />proposed modifications is to address the needs of Rosl'\'illc residents fi)r storage span' in <br />detached garages and garden sheds. while protecting the residential areas of the ClJl11nlllnit~. <br />from excessively large and obtrusive accessory buildings. <br /> <br />Section 2. Amendment. Section lOO~.O 1:\ of tlH' !ll)S('\.ilk Cif \. Code i-; hereIn' <br />amended as follows: <br /> <br />A. Accessory Buildings In Residential Districts: <br /> <br />1. Each residentially zoned or used parcel shall be allowed Ol1l' accessory hllildin!.', <br />and one storage/tool/garden shed. <br /> <br />2. No accessory building shall be erected or located within any front yard. <br />Accessory buildings shall be located behind the established front building lim' <br />of the principal structure, except for through lots and lakeshore lols. :\ccessory <br />buildings on through lots and lakeshore lots may be located between the <br />roadway and the principal structure. provided said accessory building meet s <br />the required front yard setback for the district in which it is located. <br /> <br />3. Accessory buildings shall be set back a minimum of live feet en from a side <br />yard or rear yard lot line, a minimum of six feet (6') from any other building or <br />structure on the same lot, and behind the principal structure building line in <br />the front yard. <br /> <br />4. For zoning and setback purposes, an accessory building shall be considered as <br />an integral part of the principal building if it is located less than six feet th') <br />from the principal building. <br /> <br />5. The size of an accessory building shall be limited to forty percent (.10%) of a <br />required rear yard area. up to a maximum size of 864 square feet. The onl' <br />allowable storage/tool/garden shed shall not be included in this area or <br />coverage requirements. provided said storage/tool/garden shed does not <br />exceed 120 square feet in area. I f an existing storage/tool/ garden shed exceeds <br />120 square feet in area, that portion of the building over 120 square feet shall be <br />included in the area and coverage requirements tor an accessory building. <br />(Rear yard is defined in Section 1002.02 of the City Code as that portion of the <br />yard on the same lot with the principal building. located between the rear <br />building line as specified ill the yard regulations (or the district in which ,'lIch <br />lot is located and the rear lot line and extending the filii width o{the lot) <br /> <br />()rdmann: I ~ 1.1 .
