The overall area of attached garage space and detached accessory building <br />space shall not exceed the 0001' area of the main le\'el of the principal <br />residential structure on the property. <br /> <br />12. The size of an accessory building may be increased from 864 square feet to a <br />maximum size of 1008 square feet after a public hearing and approval of a <br />conditional use permit in accordance with Section 1013.01 of the City Code. <br />provided all other applicable provisions of this Section are met. Conditions <br />may be attached to the permit to mitigate the impact on adjacent properties. <br />including, but not limited to increased setbacks. landscape screening. <br />architectural color and detail requirements, drainage provisions, and limiting <br />additional exterior storage. <br /> <br />13. Including accessory structures. principle structures, pavement surfaces. and <br />concrete surfaces, the total impervious surface on each residential lot shall not <br />exceed 30%. <br /> <br />14. Accessory buildings in residential districts other than R-l and R-2 districts <br />shall be placed in rear yards, and shall meet the same setback, height. and <br />exterior finish regulations as a principal structure for the zoning district in <br />which it is located, in addition to these requirements. <br /> <br />15. A building permit shall be required for all accessory buildings and <br />storage/tool/garden sheds.
