Such an accessory building <br />shall be set back a minimum of twenty feet (20') from any right of way. <br /> <br />Requirements For Inereasing Maximum Size: The size of an aeeessory building may be <br />increased from eight l:mndred sixty four (864) square feet to a maximum size of one <br />thousand eight (1,008) square feet after a publie hearing aRe approval of a eonaitioRal use <br />permit in aeeordance ,,"ith Seetion 1013.01 of this Title, praviaed all other applicable <br />provisions of this Section are met. Conditions may be attaehea to the permit to mitigate <br />the impaet 08 adjacent properties, including, but not limited to, increased setbacks, <br />landscape screening, arohitectural color and detail requirements, drainage provisions, and <br />limiting additional exterior storage. Color. Desie:n And Materials: The exterior color, <br />design, and/or materials of an accessory building shall be similar to the principal <br />residential structure. Corrugated metal siding and corrugated metal roofs shall be <br />prohibited. <br /> <br />Maximum Total Sl:lrface L\rea: Including aeeessory struetures, prineiple structures, <br />pavement surfaces, and eonerete surfaces, the total imperviol:ls surface on each residential <br />lot shall Hot exeeed thirty percent (30%). Drivewav Required: Any accessory building <br />capable of storing one or more motorized vehicles shall be provided with a hard-surfaced <br />driveway to an adjacent public street, unless the primary purpose of the building is for <br />equipment or materials, or for storing seasonally used recreational vehicles and/or <br />seasonally driven collectibles. <br /> <br />Requirements For Residential Districts Other Than R-l and R-2: Accessory <br />buildings in residential districts other than R-l and R-2 Districts shall be placed in rear <br />yards, and shall meet the same setback, height, and exterior finish regulations as a <br />principal structure for the zoning district in which it is located, in addition to these <br />requirements. <br /> <br />BuUdin!! Permit Required: Application: A building permit shall be required for all <br />accessory buildings and storage/tool/garden sheds. Applications for said building permits <br />shall include a roof and surface drainage plan, building elevations, and a site plan. <br /> <br />Prohibited Location: Accessory buildings shall not be located within any utility or <br />drainage easement.
