<br />1010.13: HANDICAP FACILITIES: <br />Provisions for handicap facilities shall be provided as required by State law and shall be <br />included in such floor plans and site plans as submitted for site plan reyiew to ensure the <br />provision of convenient and practical use of all exterior and interior facilities for <br />handicap persons. (Ord. 1083, 1-14-91) <br /> <br />1010.14: LANDSCAPING AREAS OTHER THAN BUILDING AND HARDSTAND: <br />All areas of land other than occupied by building and/or hardstand (PARKING areas and <br />driveways) shall be landscaped with sod and/or mulch and/or rock material in planting <br />beds where appropriate. <br /> <br />The minimum number of overstory trees on any given site shall be one overstory tree per <br />fifty feet (50') of PARKING lot frontage plus trees required for PARKING lot islands. <br />Other understory trees, shrubs, flowers and ground covers deemed appropriate for a <br />complete quality landscape treatment of the site shall be included in addition to the <br />required minimum of overstory trees. <br /> <br />A. Species 1 : <br />1. All trees used in site developments shall be indigenous to the appropriate <br />hardiness zone and physical characteristics of the site. <br />2. All deciduous trees proposed to satisfy the minimum requirements of this policy <br />shall be long-lived hardwood species. <br />3. The compliment of trees fulfilling the requirements of this policy shall be not less <br />than twenty five percent (25%) overstory deciduous and not less than twenty five percent <br />(25%) coniferous. <br /> <br />B. Sodding and Grolmd Cover; Exceptions: All areas not otherwise improved in <br />accordance with approved site plans shall be sodded. Exceptions to this criterion may be <br />recommended by the Development Review Committee as follows: <br />1. Seeding of future expansion areas as shown on approyed plans. <br />2. Undisturbed areas containing existing viable natural vegetation which can be <br />maintained free of foreign and noxious plant materials. <br />3. Areas designated as open space or future expansion areas properly planted and <br />maintained with prairie grass. <br />4. Use of mulch materials such as rock or wood chips in support of shrubs and <br />foundation plantings. <br /> <br />C. Slope and Berms: <br />1. Final slope grades steeper than the ratio of three to one (3: 1) will not be permitted <br />without special landscaping treatment such as terracing, retaining walls or ground covers. <br />2.' Berming used to provide required scree~1jpg'ofPARKING lots and other open <br />areas shall have a maximum slope ratio of three to one (3: 1). <br /> <br />19 <br />
