<br />Using a typical commercial trip generation rate of 43 daily trip ends per 1,000 sq. ft., we <br />have estimated that the former Homeplace Store generated a total of 2,340 daily trip ends. <br />Accounting for the 20% factor for internal and pass-by trips, the former Homeplace Store <br />generated 1,870 net new trip ends per day. <br /> <br />Subtracting the trips generated by the former Homeplace Store trom the trips generated <br />by the Cub Store, the net increase in new trips due to the Cub Store is 2,530 daily trip <br />ends (4,400 - 1,870). <br /> <br />From a parking standpoint, both City Code requirements and Cub experiences indicate <br />that a Cub Food Store needs a minimum of5.0 parking spaces per 1,000 sq.ft. of gross <br />floor area. Thus, the 68,000 sq. ft. proposed store requires 340 parking spaces. <br /> <br />EFFECTS REGARDING TRAFFIC CONDITIONS ON NEARBY <br />ROADWAYS <br /> <br />Based on the incremental trip generation difference between the Homeplace and Cub <br />Stores and based on the expected directional distribution of trips, Figure 1 has been <br />prepared to show the projected change in daily volumes on Snelling Avenue and County <br />Road B. This figure indicates that the expected increase in daily volume on Snelling <br />Avenue and County Road B would be two to three percent. <br /> <br />With only a two to three percent volume increase, we are confident that no perceptible <br />change would be experienced regarding traffic operations on Snelling Avenue or County <br />Road B. <br /> <br />Regarding potential effects on nearby local streets, it is important to note that the Cub <br />Food Store only will use the existing Har Mar access points on Snelling Avenue and <br />County Road B. No direct vehicular access will be provided to the Cub Store from any <br />local street. Given this situation and given that signs presently exist to inform motorists <br />that the local streets do not provide access to the Har Mar Mall, we are confident that no <br />Cub customers trom outside the immediate neighborhood area will use adjacent local <br />streets to access the Cub Store. <br /> <br />3 <br />
