Community Development Department
651-490-2279 . fax: 651-490-2931

In spite of this, a final inspection will be required to determine whether additional
landscaping is necessary to fully comply with this Section.

The DRC has reviewed the drive lane improvements to the eastern parking lot and the Snelling
Avenue access and has determined that these modifications and additional curb islands will
improve vehicular movement within the Mall parking lot. The DRC has also determined that the
construction of a storm water retention pond on the premises will improve drainage on the Mall
property and reduce overland flooding issues presently effecting some properties to the east.
However, the DRC recommends additional plantings or fencing (such as split rail cedar fence) be
installed on the west side of the pond to limit access to the pond,

The DRC has determined that Har Mar Mall, upon completion of interior improvements
associated with the Cub Food project, will have 430,723 square feet of net retail area requiring
five spaces per 1,000 square feet or 2,154 off-street parking spaces, Although the pond addition
and added curb islands will reduce off-street parking by 218 spaces, the DRC has determined,
based on information you provided, that Har Mar Mall will have a total of 2,219 off street
parking spaces which exceeds the Code requirement by 65 spaces,

In summary, your plans submitted to the Roseville Development Review Committee have been
determined to be compliant with all Roseville City Codes. Given this determination, the next
step in the process is to submit formal plans for review and subsequent issuance of permits.
Please contact Don Munson, Permit Coordinator at 651-415-2120 for permit submittal
requirements,

Please note that a final inspection(s) must be completed and there is potential that additional
plantings will be necessary in order to ensure compliance with Section 1006.02 of the Roseville
City Code prior to the issuance of a final Certificate of Occupancy,

Should you have any questions regarding your application or the process, please do not hesitate
to call me at 651-490-2236,

Sincerely,

CITY of ROSEVILLE

Thomas Paschke
City Planner
