<br />INTRODUCTION <br /> <br />This Criteria establishes the exterior sign program for Hamline Center in Roseville, <br />MN. Described within is the individual variation allowed in Tenant's signage which will <br />preserve the crucial uniformity of the sign system which is well-designed and well- <br />constructed. <br /> <br />Moreover, this Criteria has been developed to insure the mutual benefits to Tenant <br />and Landlord, which result, from documenting signage detail and from articulating the <br />responsibilities of each with regard to a project's sign program - a sign program, which is <br />designed to meet both economic and esthetic, needs. On one hand, economics require <br />that signage be functional and cost effective. Unnecessary costs to the Tenant should be <br />avoided by guidelines, which prevent the cost of removal of inappropriate signs and the <br />duplicated cost of sign replacement. On the other hand, esthetics require that signage <br />compliment the architecture of the complex and contribute to an environment which is <br />attractive not only to customers but also to potential retail and office Tenants. <br /> <br />In order to accomplish these goals, a Criteria must be both a technical and a <br />regulatory document. It is technical in that it contains elevations and details of the <br />architectural area upon which the signageshall be attached, and the method of <br />attachment. Such criteria are necessary first steps in the procurement and maintenance of <br />a uniform sign system. <br /> <br />2 <br />
