Leasing' Management <br /> <br />April 20, 2000 <br /> <br />Mr. Thomas Paschke <br />City Planner <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br /> <br />Re: Concept PUD Request by Kraus-Anderson Realty Company <br />Hamline Center - 2797 to 2833 Hamline Avenue, Roseville, MN <br /> <br />Dear Mr. Paschke: <br /> <br />On behalf of Engelsma Limited Partnership (Owner), Kraus-Anderson Realty Company <br />has requested a rezoning for the Hamline Center, above referenced property, from <br />Shopping Center District (SC) to Business Planned Unit Development (B-PUD). The City <br />of Roseville (City) has requested that the exterior of the Hamline Center be brought up to <br />current City Code. <br /> <br />The proposed project contemplated by the Owner is to allow a new use to the existing <br />structure, not a redevelopment of the building or site. In an attempt to make improvements <br />to the Hamline Center and still be reasonable in scope and design of the forty-year-old <br />center, we propose the following: <br /> <br />PROPOSED SITE IMPROVEMENTS AND ISSUES: <br /> <br />1. Exterior Finish. No structural changes shall be made to the building as a direct <br />correlation to the PUD request. Therefore, the Owner shall prepare, prime and paint the <br />entire exterior face of the Property a color similar to the light yellow that currently exists on <br />the block structure, wood columns, planters, benches and the sign band area. The <br />standing seam metal roofs, metal flashing (roof cap) and metal doors and frames shall be <br />painted in a color similar to the existing dark bronze. <br /> <br />2. Rooftop Equipment. The Owner proposes that any rooftop equipment that is visible <br />from the property line shall be painted a color similar to the front metal standing seam roof <br />and roof cap flashing (if not already existing).
