The Hamline Center does not have an irrigation system and installation <br />of one at this point in time is prohibitive. The Owner proposed to add trees to the <br />perimeter of the Property. The trees will be a minimum of 2 %" diameter, Ash, Oak and <br />Linden t~pe or similar. Shrubbery will be added to the southwest area to screen the <br />residential district across Terrace Drive. Shrubbery will be added on the west area to <br />screen the residential to the Properties south. (Landscape Plan - available Monday) <br /> <br />4. Trash Handling Equipment. The Owner shall centralize the trash dumpsters in two <br />areas (as designated on the Site Plan) and will screen them with a six and one half foot <br />fence. <br /> <br />5. Exterior Tenant Signage. The Owner currently has lease agreements with the <br />existing tenants that allows their exterior business sign to be red plastic letters, Helvetica, <br />either capital or small. We propose that all new tenants of the Property (with exception to <br />interior mall tenants with no exterior storefronts) that wish to install exterior signage be <br />permitted one (1) illuminated, individually lettered sign that meets City Code requirements <br />and the proposed attached Sign Criteria. As existing tenants renew their leases the Owner <br />will encourage replacement of plastic letter signage to one that meets the Sign Criteria. <br />Also, any signage changes initiated by tenants requiring a sign permit shall meet the new <br />Sign Criteria. (Exterior Tenant Signage - Exhibit A). <br /> <br />6. "Inside Mall Directory" Sign. Owner proposes to paint the framework of the exterior <br />directory and replace missing or worn out directory strips. (Directory Sign - Exhibit B) <br /> <br />7. "Berries Market Deli" Anchor Sign. Owner would like to retain sign as inducement <br />signage for any prospective anchor tenant fOT the vacant 17,650 square foot a grocery bay. <br />Owner proposes to remove existing signage and temporarily replace with "Ham line Center" <br />and repaint posts. (Anchor Sign - Exh,i,bit C) <br /> <br />8. Parking Lot Lighting. The Owner proposes the replacement of the existing parking lot <br />light fixtures with new downcast, cutoff type lighting that will both conceal the light source <br />from view and prevent glare. The efficiency of the new fixtures will increase the ground <br />light level by nearly ten fold. No additional light standards will be installed. Attached is a <br />Lighting Plan and light fixture data sheet of proposed fixtures to be installed (or of similar <br />type). <br /> <br />9. Parking Lot Plan. Owner proposes to provide asphalt and curb repairs as needed, <br />especially to the west side of the Property.
