SPECIAL MEETING NOTICES

April 18, 2000

Dear Roseville Residents & Property Owners:

Special Planninl! Commission Meetinl!:
On Wednesday April 12, 2000, the Roseville Planning Commission considered a request by
Kraus-Anderson Realty to rezone Hamilne Center from SC, Shopping Center District, to a B-
PUD, Business Planned Unit Development. The request proposes certain uses that are currently
not allowed in the SC District. Uses under consideration include day care facilities, churches,
schools, and charitable gambling.

The Planning Commission, after review and discussion, continued the hearing to a special
meeting to be held on April 26 at 6:30 p.m. in the Roseville City Council Chambers, 2660
Civic Center Drive. You are cordially invited to attend the special meeting and provide
comments directly to the Commission or you may provide your comments to the Community
Development Department prior to the hearing. The purpose for continuing the hearing is to
afford Kraus-Anderson time to complete development plans that address lighting, landscaping,
trash enclosures, building improvements, signage, rooftop mechanical equipment screening,
drainage, and pavement replacement.

Neil!hborhood Meetinl!:
In an effort to involve a greater number of neighbors of Hamline Center, the Planning
Commission requested Kraus-Anderson to hold a neighborhood meeting before the special April
26 meeting. Kraus-Anderson, the managers of Ham line Center invite you to attend a
neighborhood meeting on Tuesday, April 25 at 6:00 p.m. at the Frontline Church, 2819
Hamline A venue, Roseville (in the Hamline Center). As you may have heard or read, Kraus-
Anderson would like to lease the former Snyder Drug area (north end of mall) to the Family
Academy Charter School. Kraus-Anderson feels the school would be a wonderful addition to the
neighborhood center. The school will include the grade levels from kindergarten to eighth grade.

In the process of lining up the charter school for Hamline Center, the City informed Kraus-
Anderson that the SC District does not allow schools as permitted or conditional use. The City
suggested Kraus-Anderson pursue a Planned Unit Development, specifically rezoning the
property and addressing non-code compliant items. The process for allowing the charter school
to proceed forward is a very sensitive item. The school plans to open September 1, 2000.

2660 Civic Center Drive .:. Roseville .:.
