<br />4. We have also looked at moving to a different house. Earlier this year, we put money <br />down on a different house in Shoreview that had our "required" 2-car garage. But as we <br />talked about it, we like where we live now, and would like to be able to build the garage <br />to stay where we are. If we are not able to build the new garage, we will once again look <br />for a different house. <br /> <br />10. Site Conditions: <br /> <br />We meet 10 of the 12 site criteria (8 of 12 required) <br /> <br />A There is an existing I-car garage located on the site. <br />The existing garage is the originall-car garage. It is small and not in good shape. It <br />would require at least a complete removal and rebuild ofthe entire roof structure, <br />and new electrical system. <br /> <br />B. The proposed project improves the design or livability of the structure. <br />The new garage would better match the design of the house. The roof pitch, roof <br />color, and roofing will match the house. The existing garage's roof is very flat. <br />The new garage will have more storage, allowing us to further develop living space <br />in the basement of our house (increasing and improving the value of the house). <br /> <br />C. The proposed project improves the terrain or a drainage issue. <br />The slope of the lot will not change. One advantage of the new garage is a large <br />half-dead Ash tree will be removed to make way for the new structure. Our <br />neighbor to the North of us has been asking for us to do this for more than a year. It <br />is our hope that the new driveway will have a slight pitch away from the house, <br />drawing water away from our basement. <br /> <br />D. The original reason or need for the setback permit was not created by the current owner. <br />The house and garage have been in their original position since 1948. With the need for <br />2 cars in our family (a huge luxury in 1948), there is a need for a 2-car garage. <br /> <br />F. The proposed project creates no other setback or variance conditions. <br />To the best of my knowledge, there are no other setback of variance issues with this <br />project. <br /> <br />G. The proposed project improves the aesthetics, covered storage, or the functional use of the <br />site. <br />The new garage will match the design of the house more closely than the existing <br />garage through a matched pitched roof, short eves and the same color scheme. It <br />will greatly increase the overall storage in the garage allowing us to finally park <br />both cars in the garage. It will also allow us to store more in the garage, freeing up <br />room in the basement. This in turn will allow us to someday finish part of the <br />basement, increasing the living space (and value) of our home. <br /> <br />H. The proposed project uses the same exterior structure materials and colors as the principal <br />structure and accessories. <br />At this point, we are still getting bids for the exterior of the garage. It is our hope to <br />stucco the exterior to match the house, but if it is price prohibitive, we will use vinyl <br />siding and match the color of the vinyl to the color of the stucco on the house.
