<br />Setback Permit Application Attachment #1 <br /> <br />8. State specifically what is intended to be done on or with the property, which necessitates <br />this Setback Permit: <br /> <br />We would like to replace the existing 12(w)' x 20(d)' l-car garage with a new 26 (w)' x 24(d)' 2-car <br />garage. We would also like to replace the existing concrete driveway with a new concrete driveway of <br />the same width. <br /> <br />The existing garage is placed 2' in from the rear (North) property line, and 2' in from the side (East) <br />property line. We would like to build the new garage l' further in from both property lines (Please see <br />attached drawings). By placing the garage 3' from the side property line, we will still be able to <br />maneuver a car past the back corner of the house into the left parking spot. By moving the garage <br />forward by 1 additional foot, we will again meet the 3' setback variance distance, but we will also have <br />enough length to maneuver a car past the back corner of the house so 2 cars can be placed in front of <br />the garage on the driveway side-by-side. We currently cannot do this. We have to move one car to get <br />the other car out. <br /> <br />The new garage will be sheathed in either stucco or vinyl siding of the same color as the house, and the <br />garage roof pitch will match the pitch of the front gable ofthe house (10/12 pitch) to aid in blending <br />the appearance of the two structures. <br /> <br />The driveway slab would be replaced with a 6" thick steel rod & mesh-reinforced slab. It would be <br />placed exactly where the existing driveway is (3' from the property line). <br /> <br />9. Explain alternatives that have been examined which would enable you to meet existing <br />Code requirements: <br /> <br />We have looked at a number of options for replacing the garage, but the 3' setback seems to be our <br />only viable option. <br />1 We have looked at tearing down most ofthe existing garage, and extending 2 ofthe walls <br />to keep it in its existing location. But due to the original construction (2x4 directly on the <br />concrete slab), and the degraded condition of the original walls, it is not an option that <br />would meet my (or the city's) standards. <br /> <br />2. We have looked at moving the new structure and driveway to the new code distances (5' <br />setbacks). This option is also unacceptable because with a 5' setback our driveway would <br />have to be built 2' narrower (7' wide driveway), which would not allow a car to get past <br />the house to even get to a new garage. With the lot only being 60' wide the 5' setback <br />distance would make it impossible for anyone to drive a car on a narrowed driveway or <br />make a turn with a car to get past the house into the garage. <br /> <br />3. We have also looked at placing the garage in the opposite corner of the back yard (back <br />left corner - NW corner) but because you can only have 30% of the total lot square <br />footage covered by impervious material (Roseville city code), the additional driveway <br />needed to place the garage in that position would put us at more than 40% of the lot <br />covered. It would also eliminate our back yard. <br />
