File No. 99420 <br /> <br />Dear Development Review Members: <br /> <br />On behalf ofCSM Corporation (CSM), RLK-Associates is pleased to present this <br />submittal package requesting an amendment to the Centre Pointe Business Park Planned <br />Unit Development (PUD) 1177 in order to accommodate a development proposal by' <br />CSM. <br /> <br />. . <br />CSM Corporation proposes to construct a three-story, 120 room Courtyard Hotel on an <br />approximately three..{3) acre site. The site is located within the Centre Pointe <br />development in the northwest quadrant of the City. The site is one ,of the last remaining <br />parcels in the development that has not been develop.ed. The parcel is situated between <br />Centre Pointe drive on the east and Insterstate 35W on the west. Its neighbors on the' <br />north would be an office building occupied by Vertias Software and to the south is the <br />recently approved Veritas Software corporate campus; presently under construction. The . <br />Courtyard Hotel would join two other hotels currently in the development;. The Fairfield <br />Inn owned by the Tharaldson Corporation, and the Residence Inn owned by the CSM <br />Corporation (the applicant). '. <br /> <br />Courtyard is a full service Marriott brand hotel that caters to the upper moderate lodging <br />segment to both business and leisure travelers. The hotel includes a restaurant, <br />bar/lounge, conference rooms, indoor swimming pool and spa, exercise room and an <br />outdoor patio/courtyard. The restaurant and lounge caters to the hotel guests and office <br />users within immediate walking distance. There is ~o signage on the outside that <br />indicates that there is any restaurant within the hotel. There are one and two bed hotel <br />rooms plus rooms with attached conference rooms, outdoor balconies, and/or jacuzzis. <br />This hotel will fill a niche that is not currently offered within the development. <br /> <br />Offices: Hibbing .
