<br />Dale street in the winter and vehicle congestion periods. <br />3.5 The Dale Street Pathway Project has triggered this variance request and the need to <br />provide a reasonable location for access to the site. <br /> <br />4.0 STAFF RECOMMENDATION TO ESTABLISH FINDINGS <br /> <br />4.1 Staff recommends approval of a 18.5 foot to 19.5 foot front yard (corner lot) setback <br />variance; a 8.5 foot off-street vehicle parking variance; and for Mr. Ken Wieden, 2125 <br />Dale Street and suggests the Commission use an outline of the following possible <br />findings to determine whether there is an "undue hardship" significant enough to <br />recommend approval of a variance by the City Council. <br /> <br />a. The hardship situation was not (was) created by the applicant (Wieden) and <br />existed prior to the applicant... <br /> <br />b. The unique physical features or situations within the proposal that could justify a <br />variance include safety, topography... <br /> <br />c. The economic issues that may (in part) justify a variance include... <br /> <br />d. The alternative designs that allow use of the site but do not require a variance <br />include. . . <br /> <br />e.
