<br />. <br /> <br />. <br /> <br />e <br /> <br />NOW THEREFORE BE IT RESOLVED by the City Council (the "Council") of the City of <br />Roseville, Minnesota (the "City"), Ramsey County, Minnesota, that the minor subdivision to create <br />one large developable single family residential parcel meeting the applicable R-l, Single Family <br />Residential District requirements, and two small undevelopable single family residential parcels, for <br />the vacant property legally described above and located directly south of 852 Brenner Avenue, be <br />approved subject to the following conditions: <br /> <br />A. The proposed minor subdivision shall provide a five-foot wide utility and drainage <br />easement along each of the property lines of Parcel B. <br /> <br />B. A detailed grading plan with the building slab or first floor elevation and drainage <br />depicting directional flow must be submitted to the City Engineer for review and <br />approval prior to building permit issuance for Parcel B. <br /> <br />C. Because no new lots are being created, parkland dedication or fee in lieu of land <br />dedication is not necessary for this minor subdivision. <br /> <br />D. The City policy is to accept a Sewer Availability Charge (SAC) upon the issuance of a <br />building permit. In this case, a SAC fee is required and will be collected upon the <br />issuance of a building permit for Parcel B. <br /> <br />E. The City Engineer must review and approve the driveway curb cut along Brenner <br />Avenue prior to the issuance ofbuilding permits. <br /> <br />F. <br /> <br />The applicant must record the three lot minor subdivision within 60 days after the <br />approval of the City Council. <br /> <br />G. Parcels A and Parcel C shall be combined with appropriate adjacent parent parcels. <br />The property owner of 852 Brenner Avenue shall combine Parcel A with the existing <br />lot and the property owner of 3032 Victoria Street shall combine Parcel C with the <br />existing lot. This combination should take place upon the purchase each parcel from <br />Mr. Zimmer. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Council <br />Member Maschka and upon vote being taken thereon, the following voted in favor: Wiski, <br />Maschka, Masten and Kysylyczyn <br /> <br />And the following voted against the same: None <br /> <br />WHEREUPON said resolution was declared duly passed and adopted. <br /> <br />2 <br />
