Block 3. Minnesota Realty Co.'s . (PF3217) <br /> <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 William Zimmer is requesting approval of a three lot minor subdivision that would take <br />two existing lots and create one large single family residential parcel and two small <br />parcels for inclusion with adjacent single family residential properties. The two <br />undeveloped lots are located next to 852 Brenner Avenue West. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Mr. Zimmer has requested a minor subdivision to allow him to create a large single <br />parcel exceeding the minimum standards of the R-l Single Family Residential District. <br />This parcel would be used for constructing a single family home. <br /> <br />2.2 Mr. Zimmer's proposal would also create two smaller parcels that would be sold to the <br />adjacent property owners and included with each existing lot. <br /> <br />2.3 No new street or utility construction is necessary to serve the proposed division. Sewer <br />and water laterals, utility easements, and a curb cut (driveway access aprons) is necessary <br />on the large lot. <br /> <br />2.4 The existing lots lie in the R-l, Single Family Residential District, has a width of 150 feet <br />along Brenner Avenue, a varying depth between 217 feet to 298 feet, and is <br />approximately 41,470 square feet in size. Single family homes lie to the north, south, <br />east, and west. <br /> <br />2.5 <br /> <br />The request would create three (3) parcels, Parcel A, Parcel B, and Parcel C. Parcel A <br />(not a buildable lot) will have a width of 10 feet along Brenner Avenue, a depth of <br />approximately 217 feet, and include approximately 4,713 square feet of land area. Parcel <br />B will have a width 140 feet, and depth of approximately 222 feet, and include <br />approximately 32,351 square feet of land area. Parcel B is also the site proposed for the <br />new single family home. Parcel C (not a buildable lot) will have a width of75 feet, a <br />depth 40 to 76 feet, and approximately 4,407 square feet of land area.
