Minnesota <br />(92-014 ) <br /> <br />Dear Rick: <br /> <br />This letter is to present background and opinion of functionality of <br />the parking area located immediately southwest of the downramp to the <br />parking garage at Waters Edge. Having made a visit to the site in <br />May. I observed an existing parking area at this location. The area <br />did not have curb and gutter and the surfacing was in poor condition. <br />It is my understanding that the width of the parking sUiface was <br />somewhat less than 112 feet. Subsequently, Everest has widened the <br />lot, resurfaced, and constructed concrete curb and gutter along both <br />sides of the lot for approximately 230 feet. The current width is <br />112 feet from face to face of curb. <br /> <br />We recommend that the parking area as currently constructed be <br />utilized without removal and replacement of t.he concrete curb and <br />gutter. Given the width of 112 feet. we have prepared a layout with <br />16 foot compact parking stalls along each curb line, 18 foot compact <br />parking stalls in the center, and 22 foot drive la.nes. This is <br />somewhat. narrow for two-way drive lanes, but will function with only <br />moderate discomfort to drivers. The parking area will be used <br />primarily, if not .:::xclusively, by employees/occupants who will use <br />the area on a regular basis and will be accustomed to the f~cility. <br /> <br />In the remaining parking area to the south there 1s nQ curb and <br />gutter and the surfacing is d~teriorated to the extent that removal <br />of large portions will be necessary.
