Minnesota (92-014 ) Dear Rick: This letter is to present background and opinion of functionality of the parking area located immediately southwest of the downramp to the parking garage at Waters Edge. Having made a visit to the site in May. I observed an existing parking area at this location. The area did not have curb and gutter and the surfacing was in poor condition. It is my understanding that the width of the parking sUiface was somewhat less than 112 feet. Subsequently, Everest has widened the lot, resurfaced, and constructed concrete curb and gutter along both sides of the lot for approximately 230 feet. The current width is 112 feet from face to face of curb. We recommend that the parking area as currently constructed be utilized without removal and replacement of t.he concrete curb and gutter. Given the width of 112 feet. we have prepared a layout with 16 foot compact parking stalls along each curb line, 18 foot compact parking stalls in the center, and 22 foot drive la.nes. This is somewhat. narrow for two-way drive lanes, but will function with only moderate discomfort to drivers. The parking area will be used primarily, if not .:::xclusively, by employees/occupants who will use the area on a regular basis and will be accustomed to the f~cility. In the remaining parking area to the south there 1s nQ curb and gutter and the surfacing is d~teriorated to the extent that removal of large portions will be necessary. In this area, we recommend that the parking area be widened to 118 feet to provide 16 foot compact stalls along the southerly curb. 18 foot stalls in the center. 18 foot wide stalls along the northerly curb, and 24 foot drive Janes. We further recommend concrete curb and gutter along and all sides. Similarly, the new parking area should be 60 feet wide to accommodate 18 foot stalls along the curb lines and a 24 foot drive lane.
