Evenson has <br />had a long and successful career in retailing. At the pre5ent time <br />~~. Evenson has acquired and is developing s~veral multi-tenant offices, <br />principally in the North Suburban area which serve a variety cf m~rket <br />nQeds. When the subject site became available it was apparent that it <br />was a very special location that would present opportuni~i~s for a <br />superior cevelopment which could not be accomplished tn lesser locations. <br /> <br />It is the intent of the developer to create a facility ill th:! heart of <br />Rasevill~ to serve business and commercial requirements, which will be <br />equal or superior in performance and standards to any similar facility <br />in the T~in City area. <br /> <br />The first phase of this project will be.a 120,000 sq. ft. multi-tenant <br />office Duilding which is designed to serve the needs of both large and <br />small tenants. We believe the ~1al~ty and prestige of the proje::t will <br />attract businesses from surrounding communities including the downtown <br />areas of Minnp.apolis and St. Paul. It will serve the needR of lor.al <br />businessmen who require high quality facilities. ~~ile we recognize <br />this progra:n as !>ound busin~ss, we believe it serve:; an important <br />community requirement. <br /> <br />r~ <br />The second phase of this project will be an ~~ story commercial tower <br />closely aligned with the first phase of thii project. It is contemplatcd <br />that this second phase IMY be a motel-hotel of the first class with <br />supporting services, including a fine dini.ng establ.i.shment. Discussions <br />are currently under....ay with Sheraton Inn, Holiday Inn and the Ra~da Inn. <br />all of whom have expressed inter~at in the project. The limit&d siz~ of <br />the project may preclude franchise by the Hyatt-Regency. Final jud~~ent <br />on this matter will l;Kel~ evolve around market studies and economic <br />cO:1di.ti..ons. <br /> <br />An alternative second phase would be a high qt:.ility executive office <br />tower.
