<br />E. The site and structure designs have been created to place most of the off-street parking <br />behind the office and apartment structures, keeping parking away from the street side <br />property line. Six to eight handicapped parking stalls are proposed adjacent the <br />Roselawn entry for the offices. Parking is proposed south of the office structure and <br />along the southern property line. Off-street parking will be screened by the buildings <br />and will not be the predominant view that would be seen when traveling on Roselawn <br />or Lexington Avenues. <br /> <br />F. The parking lot for the office uses has been proposed to accommodate 73 vehicles and <br />includes curb islands that will be landscaped. Four additional proof-of-parking spaces <br />have been indicated on the Accessible Space apartment complex site. The two parcels <br />will have cross-parking easements, sharing common parking and access. <br /> <br />4.9 Supportive Housing Complex: <br /> <br />A. The residential structure, a three story, 22 unit 23,000 square foot (estimated gross size) <br />handicapped apartment complex (supportive housing) is proposed in the northeastern <br />comer of the development site. <br /> <br />B. The supportive housing complex will include 16 one bedroom and 6 two bedroom units, <br />a community room, lounge, laundry, elevator and two stairwells. All parking will be <br />exterior, adjacent to the building. <br /> <br />C. The structure is an "L" shaped design and proposed with a IS-foot setback from the <br />Roselawn Avenue property line and a 20-foot setback from the east property line. At <br />the northeast comer the structure includes additional setbacks due to jogs in the <br />building design along both the north and east building line. Additional coniferous <br />landscaping is proposed along the east property line, south of the building line to reduce <br />the visual mass from the adjoining property <br /> <br />D. The roof design includes extended eaves (4 foot) and a 4/12 pitch to visually lower the <br />37 foot tall (top of root) structure. The same brick used in the office building will be <br />used on a portion of the supportive housing structure along with lap and shake style <br />siding. The color of brick will match one of the various bricks used on other buildings <br />around the intersection. <br /> <br />E. A deck has been incorporated on the south side of the supportive housing complex that <br />cantilevers approximately 18 feet over the northern portion of the pond. The required <br />storm water management pond has been located on the supportive housing site in the <br />southeast comer of the lot. The pond will be screened from adjacent residential <br />properties and be fenced with a four foot tall epoxy coated chain link fence that ties into <br />the structure on the north and near the location of the proof-of-parking spaces. <br /> <br />PF3224 - RCA Accessible Space Concept Plan 030402 Page 3 <br />
