<br />4.3 Supportive Housing Complex: <br /> <br />A. The second structure, a three story, 22 unit 23,000 square foot (estimated gross size) <br />handicapped apartment complex (supportive housing) is proposed in the northeastern <br />comer of the development site. <br /> <br />B. The supportive housing complex will include 1 bedroom (16) and two bedroom (6) <br />units, a community room, lounge, laundry, elevator and two stairwells. <br /> <br />C. The structure is an "L" shape design and proposed with a IS-foot setback from the <br />Roselawn Avenue property line and a 20-foot setback from the east property line. At <br />the northeast comer the structure has additional setbacks due to jogs in the building <br />design along both the north and east building line. <br /> <br />D. The roof design includes extended eaves (4 foot) and a 4/12 pitch to visually lower the <br />37 foot tall (top of roof) structure. The same brick used in the office building will be <br />used on a portion of the supportive housing structure along with lap and shake style <br />siding. The color of brick will match one ofthe various bricks used on other buildings <br />around the intersection. <br /> <br />E. A deck has been incorporated on the south side of the supportive housing complex that <br />cantilevers approximately 18 feet over the northern portion of the pond. The required <br />storm water management pond has been located on the supportive housing site in the <br />southeast comer of the lot. The pond will be screened from adjacent residential <br />properties and be fenced with a four foot tall epoxy coated chain link fence that ties into <br />the structure on the north and near the location of the proof-of-parking spaces. <br /> <br />4.4 The preliminary plat for the site takes the existing four lots and divides them equally into two <br />35,824 square foot lots. <br /> <br />4.5 Site access for the joint development is proposed from Lexington Avenue at the southern end <br />of the office building (VSI parcel) and from Roselawn Avenue at the convergence of both <br />parcels (middle). These access points meet the city setback of 50 feet from intersections. <br /> <br />4.6 A decorative masonry and metal border fence is proposed along the north side of the supportive <br />housing site and at the east and south end of the office building and its front (Lexington <br />Avenue) entry. The fencing and landscaping is intended to visually tie the two buildings <br />together. <br /> <br />4.7 Landscaping with irrigation is proposed throughout both sites including the pond area. Board- <br />on-board wood fencing (four sections) is proposed along the south property line adjacent to the <br />existing apartment complex to screen the parking lot. <br /> <br />4.8 Trash and recycling bins will be located in each of the structures. <br /> <br />PF3224 - RPCA Accessible Space Concept Plan 020602 Page 3 of 8 <br />
