Paschke: <br /> <br />We have reviewed the site plan for the mixed use planned unit development for the southeast comer <br />of Lexington A venue and Roselawn A venue. The development consists of a 22-unit apartment <br />complex for the handicapped and a two-story office building. - <br /> <br />The apartment unit should generate approximately 130 vehicle trips per day. Of these, <br />approximately 13 wi11 be in the P.M. Peak Hour and 11 in the A.M. Peak Hour. <br /> <br />The office building could generate a range of trips depending upon the specific uses. If the uses are <br />primarily medical, such as dentists or chiropractors, the development could generate up to 700 <br />vehicle trips per day. This would include approximately 70 in the P.M. Peak Hour and less than 50 <br />in the A.M. Peak Hour. If however the development were occupied more by accountants, attorneys, <br />and other more passive uses, the number could be as low as 250 trips per day. For analysis <br />purposes, we assumed the 700 trips which would be the maximum trip load. <br /> <br />Traffic to and from the site will be oriented primarily to Lexington Avenue. We anticipate that the <br />residential traffic will be approximately 50 percent southbound and 30 percent northbound with the <br />remainder east or west on Roselawn A venue. The office traffic should have a higher percent to the <br />nonn and to thewesi than residentiai. w'ith these assignments for trip disn1ourion, the t'oliowing <br />volumes can be assumed to be generated by the proposed development. <br /> <br />Lexington A venue to the north wi11 see an additional 285 vehicles per day. In the A.M. Peak Hour <br />there will be approximately 20 additional vehicles and 29 in the P.M. Peak Hour. <br /> <br />Lexington A venue to the south will have an additional 346 vehicles per day with approximately 26 <br />in the A.M. Peak Hour and 39 in the P.M. Peak Hour. <br /> <br />" <br />Roselawn A venue to the west wi11 have 118 additional vehicles each day with 9 in the A.M. Peak <br />Hour and 12 in the P.M. Peak Hour. Roselawn A venue to the east will have 83 additional vehicles <br />per day with 6 in the A.M. Peak Hour and 8 in the P.M.
