Materials would be similar to the <br />exterior of the building. <br /> <br />· The proposed office sign is currently in the traffic visibility triangle (40 feet by 40 feet either <br />side on newly established property line). Staff does not support this location and will require <br />that an alternative location be found. One reason the structure was relocated to its current <br />location is due to Council concern over how near the previously proposed office complex was <br />to the intersection of Lexington and Roselawn Avenues. Staff will work with the VSI on a <br />more appropriate location which will meet the setback requirements. <br /> <br />· The proposed landscape plan will need to be modified to better screen the parking lot from <br />Lexington and Roselawn Avenues. The City Code requires all parking lots to be screened year <br />round to a height of 30 inches above parking lot curb. Staff can work with the landscape <br />architect for the development to achieve this requirement and others, as well as an irrigation <br />plan and plant species more conducive to this environment. <br /> <br />· All conditions of development, site development and architectural plans will become part of <br />(and attachments to) the Planned Unit Development for Block 1, Lots 1 and 2 of Rosel awn <br />Village Addition. <br /> <br />3.0 STAFF RECOMMENDATION: <br /> <br />3.1 The Community Development Staff recommends approval and acceptance the Final PUD <br />Development Plan (attached plan sheets) as consistent with the General Concept Plan approval <br />granted on May 6, 2002. <br /> <br />4.0 SUGGESTED CITY COUNCIL ACTION: <br /> <br />4.1 By motion approve the Final PUD Development Plan of the ASINSI redevelopment <br />project in the southeast corner of Lexington Avenue and Roselawn Avenue as being <br />consistent with the City Council's General Concept Plan approval granted on May 6, <br />2002, and accept it as a portion of the Planned Unit Development. <br /> <br />4.2 After Council approval, staff will work with the developers to achieve final plans that are <br />incorporated into the Planned Unit Development Agreement. Such plans and any variations <br />must be consistent with Section 1008.06B of the Roseville City Code, which allows up to a <br />10% change in size, mass, access, or parking change from the approval Final Development <br />Plan.
