<br />The exterior will be comprised of brick, rock faced block, limestone sill, stucco, <br />concrete fiber fascia, aluminum soffitt, asphalt shingles, and aluminum windows and <br />doors, and a residential type truss roof at a 4/12 pitch. The front of the structure will <br />face Lexington Avenue, which will also be the main access. Additional emergency <br />egresses are located at the east, north, and south, sides of the structure (main level only). <br />The floor plan includes a center court area with a lobby, restrooms, stairwells, and an <br />elevator. All three floor plan layouts are similar in design and included two 2,084 <br />square foot (net) tenant spaces that access the center lobby. The structure will be <br />setback 80 feet from the newly created property line adjacent to Lexington Avenue and <br />setback 58 feet from the newly created property line adjacent to Roselawn Avenue. The <br />trash enclosure for the office building is to be located along the southern property line <br />adjacent the parking lot and the existing apartment building. Signage for the office <br />building is proposed at the intersection of Lexington Avenue and Roselawn Avenue, but <br />cannot be placed in the traffic visibility triangle. <br /> <br />Supportive Housing: <br /> <br />C. The three stories, 38 foot tall, 22,063 square foot, 22 unit supportive housing complex <br />will be an "L" shape design constructed on a slab (no basement). The exterior will be <br />comprised of the same brick and roof shingles as the office complex, but will include <br />more traditional residential products such as maintenance free shake and lap siding. <br />The structure will be setback 58 feet from the newly established property line along <br />Roselawn Avenue and a minimum of 20 feet from the east property line. The entry to <br />the facility is situated in a southwestern direction towards the drive lane and parking lot <br />area. The entry is comprised of a sidewalk and patio to provide proper access. A deck <br />has been included on the south side of the main floor partially overhanging the storm <br />water pond. <br /> <br />(Attached for the City Councils review and approval are the Final Development Plans) <br /> <br />2.0 STAFF COMMENTS: <br /> <br />The City Staff has reviewed the Final Development Plans for the ASIIVSI redevelopment project and <br />has the following comments pertaining to the project: <br /> <br />· Should the basement not be feasible due to cost, the developers noted that office building could <br />be designed to have a flat roof to accommodate the mechanical (HV AC) units; a pitched roof <br />similar to the Cryogenic Laboratory structure; or a pitched roof and the mechanical units <br />located on the ground. Given the current site configuration, ground mounted HV AC units (8) <br />would be difficult, but possibly could be placed along the east side of the office complex. <br /> <br />· The proposed location for the trash enclosure, in the parking lot at the south side property line, <br />does not meet the requirements of Section 1010.11 of the Roseville City Code. This location is <br />due to the modified design and location of the office complex, which does not afford/allow the <br />trash area within the structure or an attached structure. Staff has reviewed the location and <br />design and supports the proposal.
