<br />along the south property line, east side. These meet the criteria as shown on the maps. The <br />landscape plan map should state: "Vegetation in this area to be pruned and debris removed, <br />plantings to be installed in vacant areas to maintain screening along property line". An <br />opaque 6-foot tall screening fence shall be installed to surround the southwest corner <br />storage area. <br />(added October 4, 2002, initialed: <br /> <br />9.12 Parking. Off-street parking areas established after the approval date of this PUD, shall be <br />improved as shown on the approved site development plan (Exhibit F), and shall include <br />hard surfacing (bituminous). Parking shall be a minimum of one space adjacent to or on each <br />lot and a second space on or adjacent to the lot or in a joint parking lot. Each new or re- <br />organized lot created after adoption of this PUD shall designate 500 s.f. to have 2 parking <br />spaces on each lot and 0.5 guest parking space, which may be located in a shared community <br />parking lot site. New parking spaces shall be setback 5 feet from side lot lines except where <br />combined with contiguous parking on adjoining lots. No semi tractor/ trailer, or commercial <br />truck parking (daytime or evening) shall be allowed on the site, except while delivering <br />materials. So long as the DEVELOPER maintains its use of the property as contemplated in <br />this agreement, the off-street parking areas constructed in accordance with the approved site <br />development plan shall be satisfactory to the CITY. If additional parking is needed as a result <br />of expanded mobile homes, manufactured housing, townhomes or apartment use of the <br />property by the DEVELOPER or as a result of a successor's business activities, the <br />DEVELOPER shall satisfy the CITY's then-current parking requirements with appropriate <br />hard surface, concrete perimeter-curbed and drained parking area. <br /> <br />9.13 Private Roads. Existing road patches and repairs and extensions of paved road surfaces shall <br />be built to a minimum 5 ton road capacity. New roads shall meet the size and construction <br />requirements of the City Code Section 1004.10 , R-8 zoning <br /> <br />9.14 Building Height & Design. Bui1ding(s) shall be architecturally designed to have the scale <br />and massing of the adjacent residential parcels. The building height shall be a maximum of <br />1 story for mobile homes and manufactured housing, and 3 stories for townhomes and <br />apartments. <br /> <br />9.15 Building Materials. Building materials for townhomes and apartments shall include a <br />combination of wood, brick, natural stone, masonry tile, and glass on all wall surfaces visible <br />from the public right-of-way. The wood and brick shall be of an earthen tone similar to the <br />brick used in other developments in the area. Existing materials shall match new building <br />addition materials in color and/or texture. The color scheme for the buildings shall be <br />reviewed and approved by the Community Development Director prior to issuance of any <br />building permits. <br /> <br />9.16 Exterior Storage. The Park shall have a minimum of one screened, outdoor storage area as <br />illustrated on the master site plan. Recreation vehicles (other than the 4 seasonally leasable <br />spaces), exterior storage of other equipment or materials, or maintenance and waste storage <br />activities which would be visible from adjacent residential parcels (except required life safety <br />features) shall be screen with walls (required for waste storage), fencing and/or evergreen <br />vegetation.
