<br />or accessory buildings as allowed on the site. <br /> <br />9.17 Landscaping. Landscaping shall be installed and maintained in accordance with the <br />approved landscape plan (Exhibit D). In general, all areas of land not occupied by buildings, <br />driveways, and/or parking/storage areas shall be landscaped with vegetative material <br />approved by the Community Development Director. Trees and large shrubs shall not be <br />planted over existing utility lines. Proposed trees and shrubs shall be shown on the landscape <br />plan and include species, sizes, root condition (potted, balled-burlap, bareroot). <br /> <br />9.18 Landscape Letter of Credit. Prior to the commencement of site development activities by the <br />DEVELOPER, the DEVELOPER shall have posted with the CITY a landscape letter of <br />credit or other security acceptable to the City in an amount equal to 150% of the cost of all <br />site landscaping and site restoration, in accordance with Section 101 0.14E of the City Code. <br />The Community Development Director, following completion of plans shall determine the <br />specific amount of this letter of credit or other security. <br /> <br />9.19 Trash Handling. Trash handling shall be in accordance with Section 10 10.11 of the City <br />Code, which requires trash collection areas to be enclosed and screened or within the <br />management buildings. Trash collection activities shall be restricted to normal business <br />hours (7:00 a.m. to 6:00 p.m. Monday through Friday, and 8:00 a.m. to 6:00 p.m. on Saturday <br />and Sunday). <br /> <br />9.20 Electrical Utilities. Electrical utilities for each existing lot shall meet the standards set forth <br />in Minnesota Statutes Chapter 327. Electrical utilities on newly created lots, reorganized <br />lots, and existing lots with exchanged or different units (new or used) , shall meet or exceed <br />Minnesota Building and Electrical Codes, and new services shall be distributed through <br />underground conduits. After the approval date of this PUD, no additional overhead wires or <br />poles shall be added to the Park except for replacement of faulty equipment and for street <br />and security lighting systems. <br /> <br />9.21 Recreation Areas. The Park shall maintain a minimum of one hard surface or green space- <br />soft surface (or combination thereof) recreational area, the location of which is illustrated on <br />the master site plan. Play equipment in the recreational area shall be specified by the park <br />owner. <br /> <br />9.22 Ramsey County Ordinance. Ramsey County's Manufactured Home Parks Ordinance <br />(Resolution 92-624, October 27,1992) shall be administered by Ramsey County and its <br />designated departments. <br /> <br />9.23 Signage. Signage for the site shall be limited to one (1) monument sign on the front <br />(Lexington Avenue) of the site, with a total sign area not to exceed 80 s.f. of the front face <br />area. The monument sign shall not exceed a maximum of eight (8) feet in height, 10 feet in <br />width, and shall be setback 15 feet from any property line. The monument sign structure shall <br />be constructed with supports consisting of masonry materials. The monument sign may be <br />lighted.
