<br />9,13 Private Roads. Existing road patches and repairs and extensions of paved road surfaces shall <br />be built to a minimum 5 ton road capacity. New roads shall meet the size and construction <br />requirements of the City Code Section 1004.10, R-8 zoning <br /> <br />9,14 Building Height & Design. Building(s) shall be architecturally designed to have thc scale <br />and massing of the adjacent residential parcels. The building hcight shall be a maximum of <br />1 story for mobilc homes and manufactured housing, and 3 storics for townhomes and <br />apartments. <br /> <br />9.15 Building Materials. Building matcrials for townhomcs and apartmcnts shall include a <br />combination of wood, brick, natural stone, masonry tile, and glass on all wall surfaces visible <br />from the public right-of-way. The wood and brick shall be of an earthcn tone similar to the <br />brick used in other devclopments in the area. Existing materials shall match new building <br />addition materials in color and/or texture. The color scheme for the buildings shall be <br />reviewed and approved by the Community Development Director prior to issuance of any <br />building permits. <br /> <br />9.16 Exterior Storage. The Park shall have a minimum of one screened, outdoor storage area as <br />illustrated on the master site plan. Recreation vehicles (other than the 4 seasonally leasable <br />spaces), exterior storage of other equipment or materials, or maintenance and waste storage <br />activities which would be visible from adjacent residential parcels (except required life <br />safety features) shall be screen with walls (required for waste storage), fencing and/or <br />evergreen vegetation. Outdoor and exterior storage shall be only be located in designated <br />screened areas or accessory buildings as allowed on the site. <br /> <br />9.17 Landscaping. Landscaping shall be installed and maintained in accordance with the <br />approved landscape plan (Exhibit D). In general, all areas of land not occupied by <br />buildings, driveways, and/or parking/storage areas shall be landscaped with vegetative <br />material approved by the Community Development Director. Trees and large shrubs shall <br />not be planted over existing utility lines. Proposed trees and shrubs shall be shown on the <br />landscape plan and include species, sizes, root condition (potted, balled-burlap, bareroot). <br /> <br />9.18 Landscape Letter of Credit. Prior to the commencement of site development activities by the <br />DEVELOPER, the DEVELOPER shall have posted with the CITY a landscape letter of <br />credit or other security acceptable to the City in an amount equal to 150% of the cost of all <br />site landscaping and site restoration, in accordance with Section 10 I 0.14E of the City Code. <br />The Community Development Director, following completion of plans shall determine the <br />specific amount of this letter of credit or other security. <br /> <br />9.19 Trash Handling. Trash handling shall be in accordance with Section 1010.1 I of the City <br />Code, which requires trash collection areas to be enclosed and screened or within the <br />management buildings. Trash collection activities shall be restricted to normal business <br />hours (7:00 a.m. to 6:00 p.m. Monday through Friday, and 8:00 a.m. to 6:00 p.m. on <br />Saturday and Sunday). <br /> <br />9.20 Electrical Utilities. Electrical utilities for each existing lot shall meet the standards set forth <br />in Minnesota Statutes Chapter 327. Electrical utilities on newly created lots, reorganized <br />lots, and existing lots with exchanged or different units (new or used) , shall meet or exceed <br /> <br />PUD Agreement #] 256 (RoseviIle Estates Mobile Home Park) - 7 <br />
