After the approval date of this PUD, no additional overhead wires or poles shall be added to the Park except for replacement of faulty equipment and for street and security lighting systems. Recreation Areas. The Park shall maintain a minimum of one hard surface or green space- soft surface (or combination thereof) recreational area, the location of which is illustrated on the master site plan. Play equipment in the recreational area shall be specified by the park owner. Ramsey County Ordinance. Ramsey County's Manufactured Home Parks Ordinance (Resolution 92-624, October 27,1992) shall be administered by Ramsey County and its designated departments. Signage. Signage for the site shall be limited to one (I) monument sign on the front (Lexington Avenue) of the site, with a total sign area not to exceed 80 s.l'. of the front face area. The monument sign shall not exceed a maximum of eight (8) feet in height, 10 feet in width, and shall be setback 15 feet from any property line. The monument sign structure shall be constructed with supports consisting of masonry materials. The monument sign may be lighted. The light source shall not be visible [Tom the public right-of-way or from adjacent properties. Address Sign age. Beginning at each entrance from a public street and leading to the private streets within the Park, the developer shall post address directories with the range of addresses within each private street. For life safety purposes, lettering of address ranges on the directory signage shall be 6 inches in height and of reflective materials. Lighting. Lighting for private streets parking lots shall be pole mounted, of a downcast, cutotftype, concealing the light source from view and preventing glare. Lighting ofbuilding exteriors shall be limited to the front of the building. Security lighting shall be allowed. Lighting shall also be consistent throughout the development and meet the lighting requirements of Section 1010.12 of the City Code. Improvement Schedule. Construction of improvements listed in Exhibit G shall commence within the year scheduled unless an alternative improvement plan is filed and approved by the Community Development Director. Construction commencement shall be defined as issuance of all required permits and starting excavation or construction within the scheduled year.
