<br />" 1. ~).' t' <br /> <br />3404257 <br /> <br />WHEREAS, Mr. Chamberland's fence will be located in the general area of his existing <br />white picked fence and not obstruct the view triangle nor front yard view of adjacent properties; and <br /> <br />WHEREAS, the Roseville Planning Commission conducted a public hearing on the request <br />on Wednesday, June 14, 2000, and recommended (7 -0) approval of the requested variance, subject to <br />the following findings and conditions: <br /> <br />Findings: <br /> <br />1. The proposed fence would be setback into the property (north of the evergreen trees) and <br />be located outside the clear view triangle at Sheldon Street and County Road C (see <br />attached). The boulevard area along the north side of County Road C is 30 feet wide <br />providing adequate sight line distance. <br /> <br />2. The location of the property adjacent to County Road C and across from a light <br />industrial area and the rail line adversely impacts the privacy of the applicant and his <br />family. <br /> <br />3. The character ofthe parcel (through lot) creates a practical difficulty for the applicant. <br /> <br />4. The proposed 6-112 foot tall fence will not impact sight lined at the intersection of <br />County Road C and Sheldon Street. <br /> <br />5. None ofthe adjacent properties (this one included) face County Road C; therefore, the <br />fence will not impact front yard views. <br /> <br />6. The proposed variance in is harmony with the general purpose and intent of the City's <br />Comprehensive plan and Title 10 (zoning) of the City Code. <br /> <br />7. The variance will not adversely affect the public health, safety, or general welfare. <br /> <br />Conditions: <br /> <br />1. The fence shall be limited to 6-112 feet in height. <br />2. The fence shall be located in the exact location as the existing white picked fence. <br /> <br />WHEREAS, the Roseville City Council received the Planning Commission's <br />recommendation on Tuesday, June 27, 2000; and <br /> <br />WHEREAS, the Roseville City Council made the following findings: <br /> <br />1 Section 1012.02B2 (Required Yards & Open Spaces) stipulates that fences in front yards <br />shall be limited to four feet in height. <br /> <br />2 The property located at 2655 Sheldon Street has two front yards, one located along Sheldon <br />Street and the other along County Road C. <br /> <br />1. <br />Z <br />
