<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br /> <br />DATE: 08/09/00 <br />ITEM NO: 6a <br /> <br />Manager Approved: Agenda Section: <br />PUBLIC HEARING <br /> <br />Request by Ralph Jenson for a four-foot variance to the required five-foot side <br />yard driveway setback to construct a driveway for property located at 201 <br />McCarrons Street (PF3228). <br /> <br />On July 12,2000, the Roseville Planning Commission continued action of the Jensen request, <br />requiring provision of more detailed information regarding the proximity of the house and <br />proposed driveway to the west property line. StaWs additional comments are highlighted for <br />your consideration. <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Ralph Jenson, 201 McCarrons Street, is requesting a variance from Roseville City Code <br />Sections 703.04B2 and B9 to construct an II-foot wide bituminous driveway on the west <br />side of his parcel, one foot from the side yard property line. <br /> <br />Code Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />Five Feet <br /> <br />One Foot <br /> <br />Four Feet <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Mr. Jenson owns the home located at 201 McCarrons Street. The property is zoned R-l, <br />Single Family Residential District and has a Comprehensive Plan designation ofLR, Low <br />Density Residential. The property is located in Comprehensive Plan District 15. <br /> <br />2.2 Single family homes are located to the south, west, and east of the Jenson property, and <br />the McCarrons Apartments lie to the north. <br /> <br />2.3 Mr. Jenson is requesting a variance from Section 703.04B2 & 703.04B9 of the Roseville <br />City Code to permit the construction of a bituminous driveway from McCarrons Street to <br />a pre-existing detached garage located in the rear of the property. An attached garage, <br />located on the east side of the house, is being converted into living space. A new family <br />room is being constructed along the north side, and wheel chair accessible entrance is <br />being constructed along the east and north side ofthe property. A 2-foot "pop-out" is <br />being added to the west wall of the building. Mr. Jenson has explained that the reason for <br />the bituminous drive is to take advantage ofthe existing detached garage and <br />accommodate a wheelchair van, which would be stored in the rear garage.
