<br />2.6 The proposed modular structure has wood lap siding, two entrances, windows in each <br />classroom, and roof drainage down spouts. <br /> <br />2.7 The proposed modular structure is 126 x 72 feet (9,072 square feet) and will be placed on <br />the site in a manner to address proper utility connections. <br /> <br />2.8 Family Academy has signed a three year lease with Advent Lutheran Church and a three year <br />lease with GE Capital. <br /> <br />2.9 Family Academy anticipates a student population of 120 - 150 students. <br /> <br />2.10 Family Academy will occupy a portion of Advent's auxiliary area, having the K_4th grade <br />students inside this space and the 5th - 8th grade children in the modular structure. Most <br />children will be bussed to the site. The parking lot adjacent to Ramline Avenue will be used <br />as the bus drop-off route. <br /> <br />2.11 Ramps will be provided to the two entrances to meet ADA requirements, while a temporary <br />barrier will be placed adjacent to the modular structure to deter vehicles from occupying <br />space next to the temporary school facility. <br /> <br />3.0 STAFF COMMENTS/FINDINGS <br /> <br />3.1 Family Academy proposes to place an eight classroom modular building in the east parking <br />lot of the Advent Lutheran Church. <br /> <br />3.2 The placement of the modular unit in the east parking lot will result in a loss of <br />approximately 32 to 56 off-street parking spaces (depends on placement direction). <br /> <br />3.3 Advent Lutheran Church has two parking lots. The first lot is located off of Hamline Avenue <br />and will provide the main entrance to the Charter School. This parking lot will also be used <br />for the student bus drop-off. The second lot is located off of Josephine Road. This parking <br />lot is adjacent to the main entrance to the church. The modular unit will be located in the <br />southeast comer of this parking lot. Adjacent to the east of the parking lot is a large wooded <br />area and city park. <br /> <br />3.4 The proposed interim use of the property for temporary classrooms will have a minimal <br />impact on parking and traffic in the area, since the activity will take place during off-peak <br />hours. <br /> <br />3.5 The proposed interim use of the property for temporary classrooms will not have an impact <br />on parks, streets and other public facilities. The modular unit will be connected to City <br />sanitary sewer and water main, and other private utilities.
