(PF3256) <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 James Robinson is requesting approval of a minor subdivision that would divide the <br />existing parcel located at 425 North McCarron's Boulevard into two single family <br />residential lots. <br /> <br />1.2 The Robinson property is located between Cohansey Boulevard and North McCarron's <br />Boulevard and adjacent to Villa Park. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Mr. Robinson is interested in splitting his existing parcel into two parcels. Each parcel <br />proposed meets or exceeds the minimum standards of the R-l Single Family Residential <br />District. <br /> <br />2.2 Mr. Robinson's parcel lies in a triangular area east of Villa Park and is bounded by <br />Cohanesy Boulevard and North McCarron's Boulevard. The surrounding area located to <br />the north, south, and east is comprised of single family residential homes. The area to the <br />west is Villa Park. <br /> <br />2.3 The request would create two parcels, Parcel A and Parcel B. Parcel A will have a width <br />of 99.5 feet along Cohansey Boulevard and 132 feet at the rear. The depth ofthe parcel <br />will be 130 feet deep on the west and 134 feet deep on the east. The proposed Parcel A <br />will be 15,062 square feet in size. Parcel B will include the existing home and detached <br />garage. The parcel will have a width of26l feet along North McCarron's Boulevard and <br />132 feet at the rear. The depth of Parcel B will be 253 feet on the west and 69 feet on the <br />east.
